The short version: the website is information, not a contract. Real work happens under a written quote and engagement terms that we both sign, and if anything on this page disagrees with those, the signed terms win.
1. Who you are dealing with
Eleven Twelve is a trading name of Lordwell Holdings Ltd, registered in England and Wales, company number 13452805. Registered office: Units 11 to 12 Tame Valley Business Centre, Tamworth, B77 5BY. Contact: build@eleventwelve.co.uk.
2. Using this website
The site describes what we build and how we work. It is general information, not advice for your specific situation, and prices shown are indicative starting points until confirmed in a written quote. We keep the site accurate, but we do not promise it is free of errors or that it will always be available. The design, the Eleven Twelve name, the block mark and the content are ours; do not copy them, scrape the site, or use it for anything unlawful.
3. How engagements work
- Everything starts with the free call. It costs nothing and commits you to nothing.
- If we take the job, you get a fixed written quote covering the work, the price, the payment schedule and the timescale. These are real numbers, not a range that doubles later.
- Each engagement comes with written terms alongside the quote. Those signed terms are the contract and take precedence over this page.
- We take on a small number of builds at a time. If there is a queue, you hear the real lead time up front.
4. Payment
Builds are paid by milestone as set out in the quote, with nothing falling due on work you have not watched running. Invoices are payable within 14 days unless the quote says otherwise. We reserve the statutory right to interest and compensation on late commercial payments under the Late Payment of Commercial Debts (Interest) Act 1998, though we would rather just be paid on time.
5. Confidentiality and your data
What we see of your business stays confidential, NDA by default. Client systems and their data belong to the client. Our privacy policy covers personal data from this website.
6. Liability
Nothing on this page or in our engagement terms excludes liability that cannot lawfully be excluded, including for death or personal injury caused by negligence, or for fraud. Beyond that, our liability for any engagement is limited as set out in the signed engagement terms for that work. We are not liable for losses caused by using this website's general information without taking advice on your own situation.
7. The boring but necessary
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction. If part of this page turns out to be unenforceable, the rest still stands. This page was last reviewed on the date at the top.
